Gyms and training studios
Strength gyms, CrossFit-style boxes, personal training, boxing and martial arts need open floor, height and a door you can roll up on a good day. Every space here starts with all three.
- About 20 ft clear. Room for rigs, ropes, overhead lifts and hanging bags.
- Grade-level roll-up doors. Open the bay to the lot for sled pushes, carries and fresh air.
- Glass storefront entry. A real front door for members, with the office already built out.
- LED-lit lot. Early classes and late sessions in a lot that stays lit.
Daycare and childcare
Parents notice new construction, a well-lit lot and a clean front door. A brand-new space starts your build-out with nothing to undo.
- New construction. Completed in 2025. Your build-out starts from a clean slate.
- Parking at the building. Short walks from car to door at drop-off and pickup.
- Glass storefront entry. A bright, visible front door with the office already built out.
- Families nearby. 25.6% of Fort Bend County residents are under 18 (U.S. Census Bureau).
Indoor sports: futsal, basketball, batting and team training
Futsal, basketball skills, batting cages, volleyball and team training need open floor, height and a place to play in the evening, when players are free. Fort Bend already has the players.
- About 20 ft clear. Room overhead for training floors, cages and turf. Check your sport's minimum against the space.
- Up to 11,550 sq ft. Room for a futsal court or a full training floor by area. Ask which building's width fits your layout.
- Demand in Richmond. The county Sports Hub in Richmond logged 21,000+ visits for basketball, volleyball and pickleball in 2025, with a summer waiting list (Fort Bend Star).
- Evening hours. Players are free after work and school. The lot is lit, so evening leagues and practices work.
Dance, gymnastics, yoga and kids play
Dance companies, gymnastics and tumbling, yoga, ninja and kids play need open floor, ceiling height and a front door parents feel good about.
- About 20 ft clear. Height for tumbling and play structures. Confirm aerial rigging height against the space you tour.
- Open floor. Lay out sprung floors, mirrors and mats the way your classes run.
- Glass storefront entry. A lobby and viewing area up front, with the office already built out.
- Close to families. Neighborhoods and a school sit right beside the park.
Med spa, wellness and clinics
A glass storefront, a lit lot and brand-new construction give clients the first impression a premium practice needs, with room behind the front for treatment rooms.
- Glass storefront entry. A bright reception and waiting area that clients see from the lot.
- New construction. Completed in 2025. Build treatment rooms the way you want them.
- Parking at the door. Clients park steps from the entry.
- Strong county incomes. Fort Bend County median household income: $114,041 (U.S. Census Bureau).
Showrooms, retail and office with space behind
Furniture, flooring, fixtures, design studios and specialty retail need a front customers can walk into and a back that holds the inventory. Two buildings are listed for retail use.
- Glass storefront entry. Display up front with the office already built out.
- Grade-level roll-up doors. Receive deliveries straight into the back of the space.
- FM 359 traffic. 26,974 vehicles a day pass the park on FM 359 (TxDOT).
- Up to 11,550 sq ft. Showroom, stock and work area under one roof.
Check the math before you tour.
Pick a space size, add what has to fit, and see how much floor it takes. This is floor area only: it does not check building width, and offices, restrooms, walkways and code clearances take space too. Ask for the floor plan of the actual space before you plan.

Good for the neighborhood
Built for the businesses families use every day.
Highline was built for the businesses families use every day: gyms, studios, childcare, indoor sports, wellness and showrooms. That means places close to home for kids to train after school, for neighbors to work out and for local owners to hire.
What neighbors will see: cars at class and practice times, and a lot that is lit in the evening. School traffic and park traffic share FM 359. If you live nearby, teach next door or work for the city, you are welcome to reach out with questions too.

Before you commit
Plain answers, no jargon.
What comes with the space?
A brand-new space with the office built out, a glass storefront entry, grade-level roll-up doors, about 20 ft of clear height, LED lighting on the building and across the lot, and parking on the paved lot at the building.
What does it cost?
Rates are on request because they depend on the space, the size and the term. Text us the space or size you are looking at and we will send the rate and explain any charges beyond it, in plain terms, before you tour.
How long is the lease?
Lease term is negotiable. Tell us what works for your business and we will talk it through.
Is my use allowed?
The park is zoned commercial inside the City of Richmond. Some uses, including childcare, schools, assembly and indoor sports, can need their own approvals, licensing or a parking count. Tell us what you want to open and we will share what we know before you tour. We will never tell you a use is approved when it is not.
Can I see it first?
Yes. Every photograph on this site is of the real park at 1006 FM 359. Text or call to set a tour time.
What about door sizes, A/C, restrooms and parking?
They vary by building. Text us the space or size you are looking at and we will answer door sizes, air conditioning, restrooms, power and parking in the first reply.
Is anyone else at the park yet?
The park was completed in 2025 and the first build-outs are underway. We do not announce businesses before they are ready to open.
How soon can I open?
The buildings are complete. Your timeline is set by your build-out and any city approvals for your use. We will walk you through what we know before you tour.
Do I need to be an established business?
No. Many people who contact us are opening their first facility. Bring your plan and your questions.
Can I buy a space instead of leasing?
Ownership conversations are open by inquiry. See own or invest.
I am a broker. Do you work with brokers?
Yes. Co-brokers are welcome. See for brokers for the quick spec sheet.
Own or invest
Rather own a space than rent one?
Some owners would rather buy a space or a building, and some investors want to talk about the park itself. Ownership and investment conversations are open by inquiry.
Brokers
Co-brokers welcome.
